THAT for divers good and valuable considerations. and also to secure the payment of the aggregate sum of money named in the promissory note of

to reservations, restrictive covenants, easements of record, applicable governmental
regulations, planning and zoning ordinances. It is agreed that the above described property
shall be used for the construction and maintenance of a medical office building for the care
and treatment .of human beings, and parking facilities incidental thereto, specifically
excluding a commdreial laboratory and coltxnercial x-ray; that the building constructed thereon
shall be used solely as offices of frantee for a two to three man practice for a period of
two years from July 11, 1978 or until at least 85"., of LAWNWOOD MEDICAL CENTER tenant space
is subject to occupancy rights, whichever occurs first,-and shall be used solely by dentists
and physicians who are members in good standing of the medical staff of LAWNW(10D MEDICAL
CENTER and employees of such dentists and physicians, these covenants running with the land
and shall be binding until such time as HCA or its subsidiaries cease to operate the acute
care hospital near the property descrihed herein.
