Purchaser, by acceptance and execution of this Receipt, acknowledges that this
purchase of a condominitnn unit at OCIiAN V[LI~1Gl: OF HUT(11INSON ISI.EWU is subject in every
respect to the Declaration 'of Condominium as to the condominitnn in which his wait is
located and Exhibits attached thereto, including but not limited to («hether the same are
attached to the Declaration or referred to therein), the By-Laws of the Association,
Articles of Incorporation, the Rules and Regulations, copy of projected operating budget,
copy of sales brochure and floor plan of apartment purdiased by purchaser, and all Amend-
ments to the aforesaid Declaration and Exhibits and t}ie Articles of Inc:ornoratioTi, By-Laws
and Declaration of Covenants and Restrictions of t}ie Property U~niers' A.S50Clatlon; and
Purchaser further acknowledges receipt of acid reading and examination of said Declaration,
its Exhibits, and budget, sales brochure and floor plan, and acknowledges that each and
every provision of the foregoing is essential to the successful operation and management
of the Condominium property and is in the best interests and for the benefit of all the
owners therein. Purchaser and all owners of parcels in the aforedescribed condominitnn
covenant and agl•ee to abide by each and every provision of said Declaration of Condominium
and Exhibits attached thereto. Pure}laser hereby ratifies and confirms and approves all
of the terms and provisions of said Declaration of Condominitm? and I':xhibits attached
thereto, and agrees that the assessment under the Property Owners' Association doctunents
referred to above and the provisions thereof are reasonable, fair and equitable, and
said Purchaser acknowledges and confines that the Declaration of Covenants and Restrictions
of the Property Owners' Association has. encumbered and impressed a lien upon the Condo-
minitnn parcel being conveyed to Purchaser, as security for his obligations under the
said Declaration of Covenants and Restrictions of tl~e Property Uaners' Association and
said Purchaser asstanes the obligations as to the Property Uaners' Association as to his -
condominitnn parcel. Purchaser confirms that all warranties, representations and induce-
ments, if any, are as contained in the aforesaid Declaration of Condominium and Exhibits
attached t}iereto, and t}ie conn~on expenses and the sty clue under the Property Q:Hers'
Association and other charges are estimated only. ;\b wari~~tnty or guaranty is nkade or
intended nor may one be relied tq~on except ~~fiere the same is specifically warranted or
guaranteed in said Declaration of condominitnn and the Lxhibits attac}~ed thereto.
