(a 10.00) and other good and valuable considerations to said Grantor in
hand paid by said Grantee(s), the receipt whereof is hereby acknowledged,
has granted, bargained and sold to the said frantee(s)' heirs and assigns i
forever, the following described land, situate, lying and being in
St. Lucie County, Florida, to-wit:
LOT #102 of TARPON BAY VILLAS, in accordance with
the Plat thereof on file in the Office of the Clerk
of the Circuit Court in and for St. Lucie County,
Florida, in Plat Book 20 page 15.
This conveyance is subject to, and by accepting this Deed, the Grantee(s)
does hereby agree to assume the following:
1• Real estate taxes for the current year and subsequeA~ years.
2. Reservations, rights-of-way, covenants, conditions,
limitations, restrictions and easements of record.
3. Declaration of Protective Covenants, Conditions and
Restrictions of Tarpon Bay Villas, recorded in Official
Record Book 324, at page 2592 thru 2623, Public Records
of St. Lucie County, Florida
4. .Existing zoning ordinances, if .any.
Grantor hereby fully warrants title to said land, and will
defend sane against the lawful claims of all persons whomsoever.
