Deed is given subject to reservations, restrictive covenants, easements of
record, applicable governmental regulations, planning and zoning ordinances.
It is agreed that the-above described property shall be used for the construction
and maintenance of a medical office building for the care and treatment of
human beings, and parking facilities incidental thereto, specifically excluding
a commercial laboratory and commercial x-ray; that the building constructed
thereon shall be used solely as offices of Grantee for a two to three man
