enforcing Lender": terrredies as provided in paragraph l8 hereof. including, but not limited to, reasonabk attorney's fees: and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortpge, Lender's interest
in the Property and Borrower i obliption to pay the sums secured by this Mortpge shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortpge and the obliptions secured hereby shall remain in full fora and effect as if
no aocekration had occurred.
2f1. Aadptiart of Rests, A~oiatasnt of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acoekration unckr paragraph 18 hereof or abandon-
ment of the Property, have the right to collect sad retain such rents as they became due and payable.
Upon acoeleratan under paragraph 18 hereof or abandonment of the Property. Lender shag be entitled to have a 1
receiver appointed by a court to enter upon, take possession of and manage the Property and to rnlkct the rents of the
Property, including those past due. All.rcnts rnlkcted by the receiver shall be applied first to payment of the costs of
management of the Property and colkction of reels, including, but not limited to, receiver's foes. premiums on receiver

bonds sad reasonabk attorney's fees, and. than to the sums secured by this Mortpge. The receiver shall be Liable to account
only for those teats actually rcaived. -
21. Ftihre Airaraca. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in aceordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plux USS.'.
2t Rdeaac. Upon payment of all sums secured by this Mortgage. Lender shall rckase this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation, if any.
23. Attor~ey'a Fess. As used in this Mortgage and in the Noce, "attorney's fees" shall include attorney's fees. if any.
which may be awarded by an appellate court.
