thereon. In such event the Mortgagee shall have the tight immediately to foreclose this Mortgage accordrrtg to law for tlse collection of the whole amount of
the indebtedness and interest thereon plus reasonable attorney's fees costs allbwed by law and any amounts advanced purwant to this Mortgage.
(21 Mortgagor agrees to wrrcndes possestion of the hercinabove described premises to 'the Purchaser at the aforesaid sale, immediately after wch sale. in the
event wch possession has not previously been wrrcndeted by Mortgagor, and for failure to wrrender possession, will pay to Purchaser the reasonable rcnW ~
value of the premises during or after the redemption period.

(3) In the event said premises arc sold by Mortgagee, Mortgagor, u a signer of the Promissory Note. shall be liable for any deficiency remaining after sale o[ the ~
premises, and application of the ptooeeds of said sale to the mdebtedness secured and to the expenses of conducting :rid sale, including attorney's fees and kpl
expenses if allowed by law. '
(4) Whenever. by the terms of this instrument, Mortgagee is given an option, wch option may be exercised when the right accrues or at any time thereafter,
and no acceptance by Mortgagee or payment of indebtedness in default shall constitute a vvaiver of any default Then existing and continuing or thereafter
xctuing.
(51 If Mortgagor shall pay said Promissory Note at the time and in the manner aforesaid and shall abide by, comply with, and duly perform all the covenants
and agreements herein, then this conveyance shall be null and void and Mortgagee will. within the statutory period after written demand therefor by
Mortgagor. execute a rckax or satisfaction of this Mortgage.
(61 Notwithstanding anything in this Mortgage or the Promissory Note secured hereby to the rnntrary, neither this Mortgage nor said Promissory Note slsaU be
dremed to impose on .the Mortgagor any obligation of payment, except to the extent that the same may be legally enforceable, and any provision to the _
contrary shall be of no fora or effect.
