All documentary stamps and recording fees for the recording of this ' agreement shall be paid by~the Buyers. - 5. Buyers shall be entitled to 'possession of the premises herein described upon the closing hereof, and during the life of-this contract, Buyers shall maintain the property, - including i~aprovements erected thereon, in a state of repair and ~ condition that is good rind proper. Sellers shall have the right to inspect the property at all reasonat~le times until the final performance by the Buyers has been completed. - 6. Sellers shall be obligated. to pay and shall pay before delinquency all taxes and assessments coming due on and after the date of closing. In addition thereto, during•the life•of this contract, Buyers shall insure-and keep insured against liability against all perils injury or harm which may be occasioned to persons. 7. Sellers have obtained or shall obtain prior to t the closing hereof an Abstract of Title certified to at least the date of this Agreement and shall pay the cost thereof, said Abstract showing good and merchantible title, subject only to _ E this contract, taxes and assessments not yet due and payable and such easements, restrictions, reservations and other relate i t I items so as not. to interfere with the intended use of the property by the Buyers. Said Abstract shall be delivered to I ' Buyers on its issuance and shall be accepted by them as evidence Hof Sellers' title to the property as here'inabove described. ~ 8. Title in the aforesaid realty shall be and is reserved to the Sellers,-their heirs, executors, administrator-s successors and assigns until full performance by the Buyers as required hereunder.
