THIS INDENTURE, made this 31st day of March,
1980, between RADNOR/OCEANA PARTNERSHIP, a partnership formed
pursuant to the Laws of the State of Florida (hereinafter referred
to as "Grantor"), and Curtis M. Varland and-Helen V. Varland, his wife,
whose post office address is 2719 Eugline Lane, Cincinnate, Ohio 45211
(hereinafter referred to as "Grantee").

That the Grantor, for and inconsideration of the sum of
TEN DOLLARS ($10.00) and other good and valuable consideration to it
in hand paid by the Grantee, the receipt of which is hereby acknow-
ledged, has granted, bargained and sold to the. Grantee, and the
Grantee's heirs and assigns forever, the following described real
property situated, lying and being in Hutchinson Island; Jensen Beach,
St. Lucie County, Florida, to wit:
UNIT 803 in Oceana Oceanfront Condominium II, according

W w N,~ appurtenant to such Unit-and all other appurtenances

Grantee, by acceptance hereof, and by agreement with Grantor,
hereby expressly assumes and agrees to be bound. by and to comply with
all of the covenants, terms, conditions and provisions set forth and
contained in the Declaration of Condominium, including, but not
limited to, the obligation to make payment of assessments for Common
Expenses, (as said term is defined in the Florida Condominium Act,
Chapter 718 of the Florida Statutes)' which may be levied against the
above-described unit.
This conveyance is made subject to the following:
1. Real Estate taxes for the year 2960, and subsequent years;
2. Applicable zoning and other governmental regulations and
ordinances, privileges, obligations, easements and liens set forth
and contained~in the Declaration of Condominium and. all instruments
therein referred to;
