WITNESSETH:
That Grantor, for and in .consideration of the surn of TEN (610.00)
DOLLARS and other good and valuable consideratiort~ paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, F1orlda, to wits

Phase XVI of HIGH POINT OF FORT PIERCE CONDOMINIUM ~ f
SECTION II (the "Condominium") according to the Declara- ~
lion of Condominium thereof, recorded in Official Records -
Book 304 at Pages 1396 through 1508 of the Public r = -
Records of St. Lucie County, Florida as such Declaration
may have been amended by any amendments thereto
hereto filed in the Public Records of St. Lucie County, -
Florida including, but not limited to, any amendment to ~ I
add the aforesaid Phase to the Condominium (if such ` ~y'
Phase be other than Phase I thereof).*
Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply with all of the - _ : , _
covenants, terms, conditions and provisions set forth and contained in the
aforedescribed Declaration of Condominium,. including, but not limited to, the _
. obligation to make payment of assessments for the maintenance and operation
~of the Condominium which may be levied against the above described Apart-
ment. Grantee expressly acknowledges the existence ~ of a Settlement Stipula-
tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set. forth. The Settlement Stipu-
lation provides for this Condominium to be served by certain .facilities of High
Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included within this ' _
Condominium) and provides for certain drainage easements and other ease-
ments aad rights including, but not limited to, the "Roadway Easement",
- "Sewage System Rights", "Water System Rights" - and "Future Development'
Property Drainage Easement', all as are more particularly described .therein,
all in addition to the other matters set forth in the Settlement Stipulation and
Protective Covenants, which other.• matters inc?tide, but ara ndt limited to, the
obligation to pay -certain "Assessments" as are respectively set forth in the
Settlement Stipulation and Protective Covenants. .Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the- Settlement Stipulation and
Protective Covenants against all properties now or hereafter included within

• Subject to that certain first-mortgage from the Grantees hereof to First Federal
Savings and Loan Association of Fort Pierce, dated March 17, 1980, recorded ;n
O.R. Book 327, at page 2181, of the Public records of St. Lucie County, Florid
securing the original principal sum of $32,400.00
