- Purchaser, by acceptance and execution of this Receipt, ~cla~o?~rledges that
this purchase' of a condominiian unit at tx1:rW VILLAGI: OF FRIfCIiINSON ISLAND is subject
in every respect to the Declaration of (:onclominium as to the condominium in which
his unit is located and Fxl~ibits attacliecl thereto, incltxliilg but not limited to
(whether the same are attached to the Declaration or referred to therein), the ~
• By-Laws of the Association, Articles of Incorporation, the Ihcles and Regulations,
copy of projected operating budget, copy of sales brochure and-floor plan of
apartment purchased by purchaser, and all Amendments to the aforesaid Ueclaration
and Exhibits and the Articles of Incorporation, By-Laws and Declaration of Covenants
and Restrictions of the Property Owners' Association; and Purchaser further acknow-
ledges receipt of and reading and examination of said Declaration, its );xhibits, s
and budget, sales brochure and floor plan, and acknowledges that each and every
provision of t11e foregoing is essential to the successful operation said management
of.u~e Condominium property and is in the best interests and for the benefit of all ~
the owners therein. Purchaser and all owners of parcels in the aforedescribed
Condominium covenant and agree to abide by each and every provision of said Declara-
tion of Condominium and Exhibits attached thereto. Purchaser hereby ratifies and
confirms and approves all of the terms and provisions of said Declaration of Condo-
minium and Exhibits attached thereto, quid agrees that the assessment under the
Property Owners' Association documents referred to above and the provisions thereof
are reasonable, fair and equitable, and said Purchaser acknrn~ledges and confirms
that the Declaration of Coven•uits and Restrictions of the Property Owners' Association
has encumbered and inq~ressed a lien-upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said-Declaratioii of Covenants
and Restrictions of the Property Owners' A_tisociation and said Purchaser assumes the
obligations as to the Property Owners' Association as to his condominium parcel.
Purchaser confirms that all warranties, representations and ii~duceme~its, if any, are
as contained in the aforesaid Declaration of Condominium and Exhibits attached thereto,
and the common expe~LSes and the sums due wider tl~e Property 0?aners' Association and
other charges are estimated only. No warranty or guaranty is made or intended nor
may one be relied upon except where the same is specifically warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto. -
