THIS CAOSB having come on before me to be tried without a jury
on February 21 and 22 of 1980, the Court having heard witnesses and
received documentary evidence and heard argument of counsel, the Court
~ makes the following findings of fact and conclusions of law:

FINDINGS OF FACT
' 1. The Defendants, ISLAND PARTNERS, a partnership, TERRY
HARRIDAN, EDWARD VILLADONGA and LAWRENCE C. GABRIELLE, entered into a
contract with FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF MARTIN
COUNTY to purchase-the Sheraton Inn Hotel.

2. That the'Plaintiff, KROLL REALTY, INC., was the procuring

3. That ISLAND PARTNERS, $ partnership, ISLAND PARTNERS,
INC., TERRY HARRIDAN, EDWARD VILLADONGA, and LAWRENCE C. GABRIELLE were
the principals of the Broker RROLL REALTY, INC., and had engaged the ~
Broker to find a commercial property for them to purchase. ~ ;
