prior to entry of a judprertt enforcing this Mortpge if: (a) Borrowes pays [.ender all wins which would be tbtn due under
tha Mortgage, the Note and rotas securing Futuna Advano~r, if any, had ra aocekrstion occurred; (b) Borrower cura
all breaches of say outer covetranta or.agreements'of Borrower contained in this Mottaage; (c) Borrower pays all reasonable
expense: incurred by Linder in enforcing the eovenagta and agroement: of Borrower coatairted is this Mortpge and it
enforcing Leader's remedies ss provided in parsZraFlt 181tereof. including, but not limited to, reasonable attorneys fees; and
(d) Borrower takes suds action as Deader may trasonably require to assure that the lien of this Mortpge, L.ender's interest
in the Property and Borrower'e obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such {
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full for+oe and eQect as if
no aaxkration had occurred. ~
2t. Asdpt+setit at Resibrq A~oiatrneM of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall. prior to accekntion under paragraph 18 hereo[ o< abandoa-
ment of the Property, have the right to collect and retain such rents a: they become due and payable.
Upon acoderatioa under paragraph 18 hereof or abandonment of the Property, tender shall be entitled to bave a i
receiver appointed by a court to enter upon, take poaaeasion of and manage the Property and to collect the rents of the
Property, including those peat due. All rents rnllected by the receiver shall 6e applied first to payment of the coats of
management of the Property and collection of -rents, including, but not limited to. receiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account -
only for those recta actually received. - -
21. Fritrrre Aivanca. Upon request by Borrower, Lender, at Lenders option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances. with interat thereon, shall be secured by this ?
Mortpge when evidenced by promissory notes stating that said notes are securod hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Release. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of reoordacion, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
