This conveyance is made by the party of the ~ir$t part
to the parties of the second part in pursuance of the dissolution
of the party of the first part under the laws of the State of New
York. -
And the said party of the first part does hereby fully
warrant the title to said land, and will defend the same against
the lawful claims of all persons whomsoever.
