HomeMy WebLinkAbout0219 action started within 30 days after written notice thereof to LESSEES, LESSORS without further notice to or dem~ upon LESSEES and without waiving or releasing any obligation or default may (but shall not be under obligation to) at anytime thereafter perform such act for the account and at the expense of LESSEES. All sums so paid by LESSORS and all costs, fees and expenses so incurred shall constitute additional rent hereunder with interest thereon at 8$ per annum, payable with the next rent install- ment becoming due and payable. 6. ASSIGNMENT AND SUB-LEASING: LESSEES shall not assign or transfer LESSEES' interest hereunder except to an entity affili- ated with or related to LESSEES. 7. INSURANCE: LESSEES further covenant and agree to maintain at all times, during the term of this lease, comprehensive pub- lic liability insurance, in a responsible insurance company, licensed to do business in the State of Florida and reasonably satisfactory to LESSORS, properly protecting and indemnifying LESSORS in an amount of not less than $500,000.00 for injury to or death of any persons and -not less than $250,000.00 for property damage, provided, however, LESSEES shall be entitled to self-insure for all such liability up to the maximum amount of $100,000.00. In addition to liability insurance LESSEES shall maintain reasonable fire and casualty drainage insurance. LESSEES shall furnish LESSORS with a certificate or certificates of such insurance so maintained by LESSEES. The insurance required hereby may be in the form of a blanket liability policy. Any insurance which may be carried by LESSORS or LESSEES _ against loss or damage to the buildings and other improve- ments situated on the premises shall be for the sole benefit of the party carrying such insurance and under its sole control provided, however, that the proceeds shall be used to restore the premises reasonably promptly. 8. PUBLIC REQUIREMENTS: LESSEES shall comply with all laws, orders, ordinances and other public requirements now or hereafter affecting the premises or the use thereof and save LESSORS harmless from expense or damage resulting from failure to do so. 9. UTILITIES AND SERVICES: LESSEES shall furnish and pay for all electricity, gas, water, fuel and any services or utilities used in or assessed against the premises. -3 6UOK~ PAGE ~?19
