GENERAL DEVELOPMENT CORPORATION, a Delaware corporation authorized
to do business in the State of Florida and having a principal place of
business at 1111 South Bayshore Drive, Miami, Florida, hereby submits
the following declaration for record and directs the Clerk of the Circuit
Court of St. Lucie County, Florida to make notations thereof on the.
plat hereinafter referred to;
WHEREAS General Development Corporation as Developer, is the
owner of the following described property, to Wit, Lots 76, 77 and 78 in
Block 2 VILLAS OF SANDPIPER BAY UNIT 2 according to the plat thereof as
recorded in Plat Book 17 at Page 14 of St. Lucie County, Florida and the
Common Properties adjacent thereto; and ~
WHEREAS General Development Corporation, as Developer, indi-
cated on said plat that certain tracts in said plat described as "Common
Properties" were to be conveyed to the property owners of Villas of
Sandpiper Bay Property Owners' Association Inc., as more fully described

in the Declaration of Covenants and Restrictions recorded in Official
Records Book 246 at Pages 1 - 22 inclusive of the Public Records
of St. Lucie County, Florida; and
WHEREAS it has been determined that it is necessary to remove
certain areas from the Common Properties so far as they affect Lots 76,
77 and 78 of Block 2 in said Plat and substitute therefor other areas;
and
WHEREAS this action on the part of the Developer was approved
at the Annual Meeting of Members of Villas of Sandpiper Bay Property
Owners' Association, Inc. held on January 8, 1980, at which meeting a
quorum was present and voting
NOW THEREFORE, be it known as follows:
1. That at a meeting of the members of Villas of Sandpiper
Bay Property Owners' Association, Inc. duly held on January 8, 1980 at
which meeting a quorum was present, it was unanimously Resolved that the
Association authorizes, General Development Corporation,•the Developer,
to remove from the Common Properties portions thereof adjacent to the
North line of Lots 76, 77 and. 78 of Block 2, Villas of Sandpiper Bay
Unit 2, according to the plat thereof recorded in Plat Book 17 at Page
14 of the Public Records of St. Lucie County, Florida; which said
portions are more fully described in Exhibit "A" hereto attached and. \
incorporated herein by reference; (fig II'~r~~Q
