THIS INDENTURE
Made this 16th day of April ~ 19 80 .
BETWEEN Oliver McPherson and Rose Maria McPherson, his wife.
called the Mortgagor(s) and ASSOCIATES FINANCIAL SERVICES COMPANY OF
FLORIDA, INC. called the Mortgagee,
WITNESSETH, That the said Mortgagor(s), for good and valuable consideration the receipt
whereof is hereby acknowledged, do(es) grant, bargain and sell to the said Mortgagee, its succes•
sors and assigns forever, the following described land, situate, lying and being in the County of
St. Lucie, State of Florida, to-wit:
Lot 96, Sheridan Plaza, Unit 2, Replat, accordfng to the Blat thereof, as
recorded in Plat Book 16, Page 2, Public Records of St. Lucie County,
Florida.

and the said Mortgagor(s) do(es) hereby fully warrant the title to said land; and will defend the
same against ~e lawful claims of all persons whomsoever.
PROVIDED ALWAYS, That if said Mortgagor(s), their heirs, legal representatives or
assigns, shall pay to the said Mortgagee, its legal representatives or assigns, a certain promissory
note dated , 19 in the total amount of 8040.00 ,which includes
g 5226.99priiinapal and ~ 2~p13.03 interest at 18.4x'o and payable in monthly install-
ments of ~ 13.00 beginning on 5-23-80 ~ 19 80 ,and shall perform and comply with
each and every stipulation, agreement and covenant of said note and of this Mortgage, then this
Mortgage and the estate hereby created shall be void. And the said Mortgagor(s) covenant(s) to
pay the interest and principal promptly when due; to pay the taxes and assessments on said
property; to carry insurance against fire on the building on said land far not less than ~ 22, 531.9
approved by the Mortgagee, with standard mortgage loss clause payable to Mortgagee, the policy
co be held by the Mortgagee, to keep the building on said land in proper repair, Mortgagor(s)
further covenant(s) not to sell, .further encumber or transfer title to the property encumbered by
this- Mortgage without Mortgagees prior written approval.
Should any of the above covenants be broken, then said note and all moneys secured hereby
shall, a~ithouc demand, if the Mortgagee, its legs[ representatives or assigns, so elect, at once
become due and payable and the mortgage be foreclosed, and all costs and expenses of collection
of said moneys with or without suit, including a reasonable fee for the Mortgagee s attorney, shall
be paid by the Mortgagor(s), and the same are hereby secured.
IN WITNESS WHEREOF, The said Mortgagor(s) hereunto set their hand
and seal the day and year first above written.
