CHARLES LEON GHENT, a single man, and EDITH MAE HEPBURN, a single Womatf?ereinafter
called the mortgagor, and FLORIDA HOME MORTGAGE COMPANY
a corporation organized and existing under the laws of the State Of Florida t
- hereinafter called the mortgagee.
WITNESSETH, that for divers good and valuable considerations, and also in consideration of the aggregate sum named in the pro-
missory note hereinafter described, the said mortgagor does hereby grant, bargain, sell, alien, remise, release, convey, and confirm unto the
said mortgagee all that certain piece, parcel, or tract of land of which the said mortgagor is now seized and possessed and in actual pos-
session,situate in the county of ST . LUCIE -
and State of Florida, described as follows:
Lot 5, Block 10, PARADISE PARK, according to the plat thereof as recorded in
Plat Book 8, Page 17, of the Public Records of St. Lucie County, Florida.

'f Together with all structures and improvements now and hereafter on said land, and fixtures attached thereto, and all rents, issues, c
proceeds, and profits accruing and to accrue from said premises, all of which are included within the foregoing description and the haben-
dum thereof; also all gas, steam, electric, water, and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and 1
~ power rystems, machines, appliances, fixtures, and appurtenances, which now are or may hereafter pertain to, or be used with, in, or on
said premises, even though they be detached or detachable.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances thereunto be-
longing or in anywise appertaining, and the reversion and reversions, remainder or remainders, rents, issues, and profits thereof, and also all f
~ the estate, right, title, interest, homestead, separate estate, possessron, claun and demand whatsoever, as well in law as in equity, of the
said mortgagor in and to the same, and every part thereat, with the appurtenances of the said mortgagor in and to the same, and every part
and parcel thereof unto the said mortgagee in fee simple.
And the mortgagor hereby covenants with the mortgagee that he is indefeasibly seized of said land in fee simple; that he has full '
power and lawful right to convey the same in fee simple as aforesaid; that it shall be lawful for the mortgagee, at all times peaceably and
yuietly to enter upon, hold, occupy, and enjoy said land, and every part thereof; that the land is and will remain frce from all encum- z
hrances; that said mortgagor will make such further assurances to prove the fee simple title to said land in said mortgagee as may be reason-
ably required, and that said mortgagor does hereby fully warrant the title to said land, and every part thereof, and will defend the same
against the lawful claims of all persons whomsoever.
PROVIDED ALWAYS, and these presents are executed and delivered upon the following conditions, to wit:
The mortgagor agrees to pay the mortgagee, or order, the principal sum of Twenty Seven Thousand Four
Hundred and No/100ths---------------------------------Dollars (S 27,400.00

as evidenced by a note of even date herewith, with interest from date at the rate of Fourteen
per centum ( 14 per annum on the unpaid balance until paid. The said principal and interest shall be payable at the
~ office of Florida Home Mortgage Company
ur at such other place as the holder of the note may designate in writing, in monthly installments of Three Hundred Twenty
Four and Sixty-Nine/100th's---------------------------- cellars (S 324.69 -
commencing on the first day of June , 19 80 ,and on the first day of each month thereafter until the
principal and interest are fully paid, except that the final payment of principal and interest, if not sooner paid, shall be due and payable on
the first day of May, 2010. _ -
And shalt duly ,promptly, and fully perform, discharge, execute, effect, complete, and comply with and abide by each and every the
stipulations, agreements, conditions, and covenants of said promissory note and of this mortgage, then this mortgage and the estate hereby
created shall cease and be null and void.
And the mortgagor further covenants as fo0ows:
• 1. That he will pay the indebtedness, as hereinbefore provided. Privilege is reserved to pay the debt in whole, or in an amount equal
to one or more monthly payments on the principal that are next due on the note, on the first day of any month prior to maturity:
Provided. however, that written notice of an intention .to exercise•such privilege is given at least thirty (30) days prior to prepayment
