CONDOMINIUM SPECIAL WARRANTY DEED
- THIS INDENTURE, made this 31st day of March
1984, between RADNOR/OCEANA PARTNERSHIP, a partnership formed
pursuant to the laws of the State of Florida (hereinafter referred

(hereinafter referred to as "Grantee").
W I T N E S SETH
That the Grantor, for and in consideration of the sum of
TEN DOLLARS ($10.00) and other-~gooct and valuable consideration to it
in hand paid by the Grantee, the receipt of which is hereby acknow-
ledged, has granted, bargained and sold to the. Grantee, and the
Grantee's heirs and assigns forever, the following described real
property situated, lying and being in Hutchinson Island, Jensen Beach,
St. Lucie County, Florida,. to wit:
UNIT 104 in Oceana Oceanfront Condominium II, according
to the Declaration of Condominium of Oceana Oceanfront
Condominium II, recorded in Official Record Book 327

~ y ~ Florida (the "Declaration of Condominium"), together

Grantee, by acceptance hereof, and by agreement with Grantor,
hereby expressly assumes and .agrees to be bound by and to comply with ,
all of the covenants, terms, conditions and provisions set forth and
contained in the Declaration of Condominium, including, but not
limited to, the obligation to make payment of assessments for Common
Expenses, (as said term is defined in the Florida Condominium Act,
Chapter 7I8 of the Florida Statutes) which may be levied against the
above-described. unit.
This conveyance is made subject to the following:

1. Real Estate taxes for the year 1980, and .subsequent years;
2. Applicable zoning and other governmental regulations and
ordinances, privileges, obligations, easements and liens set forth -

and contained in the Declaration of Condominium ands-all instruments
therein referred to;
