in the Declaration of-Condominium and all instruments therein
referred to;
4. All of the terms, provisions, conditions, rights,
privileges, obligations, easements and liens set forth and contained
in that certain Membership Agreement dated January 8 , 1980, between
Oceana Association, Inc. and the Ocean II Condominium Association, Inc.,

recorded in Official Record-Book 327, pages 1742 et seq.Public.Records
of St. Lucie County, Florida, and all. instruments therein referred to;
5. All agreements, covenants, conditions, restrictions,
reservations and easements of record, if any, which may now affect
the afore-described property.
TO HAVE AND TO HOLD the above granted, bargained and described
-premises,. with the appurtenances, unto the said Grantee, his heirs
and assigns, to his own proper use, benefit and behoof forever, subject
as aforesaid. -
And the said Grantor, for itself and for its successors and
assigns, does covenant,-promise and agree to and with the said Grantee
- and his heirs and assigns, .that the said Grantor, at the time of the
ensealinq and delivery of these presents, was lawfully seized of and
in all and singular the above granted, bargained and described
premises,- with the appurtenances, and has .good right; full power and
lawful authority to grant, bargain, sell and convey the same in manner
and form aforesaid, And the said Grantee and his heirs and assigns,
shall and may at all times hereafter peaceably and quietly have,
hold, use, occupy; possess and enjoy the above granted premises and

every part and parcel thereof, with-the appurtenances, without any
let, suit, trouble, molestation, eviction or disturbance of the said
Grantor, and its successors or assigns, or of any other..person or
- persons lawfully claiming or to claim the -same, by, through and under
the Grantor herein, subject as aforesaid.
And the said Grantor, for itself and for its successors,
warrants the above described and hereby granted and released premises,
and every part and parcel tihereof, with the appurtenances, unto the
