LEGAL DESCnIPTION
The North One-half (Nl/2) of that part of the following described property
which lies within Section 33, Township 37 South, Range 38 East, LESS the
East 150 feet thereof (said East 150 feet will include a water control
district), Lo wit:
"beginning at the Southeast corner of Section 33, Township 37 South, Range
38 East, thence proceed North 0032'44" West along the East line of said
Section 33 for a distance of 290.74 feet to a point where said East line
of said Section 33 intersects the North right-of-way line of Canal C-23 of
the Central and Southern Florida Water Management District; thence proceed
South 89027'28" West along the North right-of-way line of said Canal C-23
fora distance of 1295.39 feet to a point, said point being the point or
place of beginning of this description; thence continue South 89027'28"
West along the North right-of-way line of said Canal C-23 for a distance
of 1940.72 feet to a point; thence proceed North 0032'44" West a distance
of 10,296.25 feet to a point or. the t~torth 1 ine of Section 28, -Township 37 i
South, Range 38 East, said point being -2068.88 feet South 89028'40" East of
the Northwest corner of said Section 28; thence proceed South 89028'40"
East along the North line of said Section 28 for a distance of 1941.06 feet
to a point, said point being 1295.61 feet North 89028'40" West of the f~orth-
east corner of said Section 28; thence proceed South 0032'44" East a distance
of 10,260.05 feet to a point on the North right-of-way line of said Canal
C-23 and the point of place of beginning of this description.
Said parcel of land containing approximately 100 acres.
TOGETHER WITH all rights of the Grantor herein arising around that certain
Easement Agreement appertaining to and made for the benefit of the above
described land,-dated January 30, 7968 and recorded in Official Records -
Book i70, at Page 1346, Public Records of St. Lucie County, Florida,
subject to the restrictions as therein contained.
SL•BJECT TO ad valorer,? taxes levied or assessed subsequent to December 31, 1979;
to a reservation in favor of Circle M. Range, Inc, of an undivided one-half
(1/2) interest in and to all of the oil, gas, sulphur and other minerals in;.
under or upon said lands, which said reservation is contained in a deed '
recorded in Deed Book 229, Page 21, Public Records of St. Lucie County,
Florida; and to easements and restrictions of record.
Grantor herein shall provide to Grantee herein a temporary 7irlited easement
for ingress and egress to the above-described property from the Glades Cut-
off Route of Florida East Coast Railway, over the road commonly referred to as
"Patrol Road" and the South 30 feet of that portion of the East 1/2, Section
21-37-38, owned by Seller and thence South within 30 feet of the East 150 feet
of the property hereinabove~first described.
A permanent easement for ingress and egress within the East 40 feet of Section
21, Township 37 South, Range 38 East will be granted to Grantee.
