CONDOMINIUM SPECIAL WARRANTY DEED

• THIS INDENTURE, made this 31st day of March y
1980, between RADNOR/OCEANA PARTNERSHIP, a partnership formed
pursuant to the laws of the State of Florida •(hereinafter referred
to as "Grantor"), and Gene O. Gutohrlein and Olinde Gutohrlein, his wife
whose post office address is 9505 S.W. 67th Ave., Miami, Florida 33156
(hereinafter referred to as "Grantee").
W I T N E S S E T H
That the Grantor, for and in consideration of the sum of
TEN DOLLARS ($10.00) and other good and valuable consideration to it
in hand paid by the Grantee, the receipt of which is hereby acknow-
ledged, has granted, bargained and sold to the Grantee, and the
Grantee's heirs and assigns forever, the following described real
property situated, lying and being in Hutchinson Island, Jensen Beach,
St. Lucie County, Florida, to wit:
UNIT 1108 in Oceana Oceanfront Condominium II, according
- to the Declaration of Condominium of Oceana Oceanfront
Condominium II, recorded in Official Record Book 327
Pages 16 4et seq., Public Records of St. Lucie County,
n Florida the "Declaration of Condominium"), together
e ~ ~ with an undivided share in .the Common Elements
N 5 ~ appurtenant to such Unit and all other appurtenances
a ~ v to such Unit as~ set forth in the Declaration of

~°W Grantee,. by acceptance hereof, and by agreement with Grantor,

hereby expressly assumes and agrees to be bound by and to comply with
al-l of the covenants, terms, conditions and provisions set forth and
contained in the Declaration of Condominium, including, but not
limited to, the obligation to make payment of assessments for Common
Expenses. (as said term is defined in the Florida Condominium Act,
Chapter 718 of the Florida- Statutes)• which may be levied against the
above-described unit.
This conveyance is made subject to the following:
' 1. Real Estate taxes for the year 1980, and subsequent years;
. 2. Applicable zoning and other governmental regulations and
ordinances, privileges, obligations, easements and liens set forth
and contained in the Declaration of Condominium and all instruments
therein referred to;
