feminine and the natural and/or artificial persons, whenever and wherever the context so requires or admits, as parties of the first part, and

WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate sum of money naared
in the promissory note of even date herewith, hereinafter described, the Mortgagor does grant, bargain, sell, alien, remise, release, rnnvey,
and rnnfirm unto the I?fortgagee, in fee simple, the following described real estate, of which the Mortgagor is now seized and possessed,
and in actual possession, situate in the County of St. Lucie , State oaf Fbrlda, to-wit:

of Condominium of Oceana Oceanfront Condominium II, recorded in Official Record
Book 327, Pages 1684 et seq., Public Records of St. Lucie County, Florida (the
"Declaration of Condominium" together with an undivided share in the Common
Elements appurtenant to such Unit and all other appurtenances to such Unit as
set forth in the Declaration of Condominium .

TOGETHER with all structures and improvements now and hereafter on said land and the fixtures attached thereto and aD rams,

habendum hereof. Also all gas. steam, electric, water and other heating, onoking, refrigerating, lighting. Plumbing, ventilating, irrigating,

premises, even though they may be detached or detachable.
F IT IS MUTUALLY COVENANTED AND AGREED by and between the parties hereto that upon request of the Mortgagor, the Mort-
gages may- hereafter, at its option, at anytime within twenty (20) ,years from the date hereof and before full payment of this mortgage
r and notes secured hereby, make further advances to the I?iortgagor and any such further advances, with interest, sha[1 be secured by this y
t mortgage and shall be evidenced by an additional note then unpaid, and the total amount of indebtedness that may be secured by this mort-
gage may decrease or increase from time to time, but the total unpaid balance so secured at any one time shall not exceed the maximum
principal sum of ; 47, 800. 00 ,together with interest thereon and any and all disbursements made by the Mortgagee for the pay-
ment of taxes, levies, or insurance on the property covered by the lien of this mortgage with interest on such disbursements at the rate speci-

such sums of money.
