THIS INDENTURE, made this 31st day of March
1980, between RADNOR/OCEANA PARTh.:RSHIP, a partnership formed ~

to as "Grantor"), and James S. Murphy and Barbara Murphy, his wife

W I T N E S SETH
That the Grantor, for and in consideration of the sum of
TEN DOLLARS ($10.00) and other good and valuable consideration to it

ledged, has granted, bargained and sold to the Grantee, and the
Grantee's heirs and assigns forever, the following described real

~ Grantee, by acceptance hereof, and by agreement with Grantor,
hereby expressly assumes and agrees to be bound by and to comply with
all of the covenants, terms, conditions and provisions set forth and
contained in the Declaration of Condominium, including, but not

i Expenses, (as said term is defined in the Florida Condominium Act,
