MORTGAGE DEED
THIS IS A BALLOON MORTGAGE AND THE FIi~AL PAYMENT OR
THE BALANCE DUE UPON MATURITY IS $60,000.00, TOGETHER WITH ACCRUED
INTEREST, IF ANY, AND ALL ADVANCEMENTS MADE BY THE MORTGAGEE UNDER
THE TERMS OF THIS MORTGAGE.
This Mortgage Deed executed the day of
1980, by JOSEPH V. ILC an MADELENA
ILCUS, is wi e, 1 10 Arizona Avenue, Fort Pierce, Florida
33450, hereinafter called the mortgagors, to LYNN K. JOHNSON,
a single man, 1000 Griffith Avenue, Port St. Lucie, Florida 33452,
hereinafter called the mortgagee:
WITNESSETH, that for, good and valuable considerations,
and also in consideration of the aggregate sum named in the
promissory note of even date herewith, hereinafter described,
- the mortgagors hereby grant, bargain, sell, alien, remise, convey,
and confirm unto the mortgagee all the certain land of which the
mortgagors are now seized and in possession situate in St. Lucie
County, Florida, viz:
Lot 6, KITCI~ING COVE ESTATES, according
- to the Plat thereof as recorded in Plat
Book 20, Page 11, of the Public Records
of St. Lucie County, Florida.
TO HAVE AND TO HOLD the same, together with the tenements,
hereditaments and appurtenances thereto belonging, and the rents,
issues and profits thereof, unto the mortgagee, in fee simple. The
mortgagors covenant with the mortgagee that the mortgagors are
indefeasibly seized of said land in fee simple; that the mortgagors
have good right and lawful authority to convey said land as
aforesaid; that the mortgagors will make such further assurances
to perfect the fee simple title to said land in the mortgagee as
may reasonably be required; that the mortgagors hereby fully warrant
the title to said land and will defend the same against the lawful
claims of all persons whomsoever; and that said land is free and
E clear of all encumbrances except all restrictions appearing in
' the Public Records of St. Lucie County, Florida, as reflected in
Plat Book 20, Page 11, Official P~ecord Book 319, Pages 218 through
226 (Declaration of Protective Covenants); and Official Record
Book 176, Page 2251 (Agreement of General Development Corporation
and John E. Minor and C. Pauline Minor, his wife).

unto said mortgagee the certain promissory note hereinafter
substantially copied or identified, to-wit:
