D. 1980 , by and between James M. Gott and Theresa C. Gott, his wife hereinafter called the Mortgagor, and Citizens Federa 1 Savings and Loan Association of St . Lucie County - hereinafter called the Mortgagee, WITNESSETH, that for valuable considerations, the said Mortgagor does hereby grant, bargain, sell and convey unto the said Mortgagee and his assigns, all that certain parcel of land of which the said Mortgagor is now seized and possessed and in actual possession, situated in the County o#~ '•S>~.~ Lac i e and State of Florida, described as follows: Lot 20, Block 109, PORT ST. F1J1=1 r-~ - - -T• - - - 1 r 1 - = - - i s Together with all structures and improvements now and hereafter on said land and the rents, issues - and profits of the above described property (provided, however, that the Mortgagor shall be entitled to collect and retain the said rents, issues and profits until default hereunder); and all fixtures now or here- after attached to or used in connection with the premises herein described and in addition thereto the fol- lowing described household appliances, which are and shall be deemed to be, fixtures and a part of the realty, and are a portion of the security for the indebtedness herein mentioned. TO HAVE AND TO HOLD the same, and every part thereof, with the appurtenances of the said Mortgagor in and to the same, and every part and parcel thereof, unto the said Mortgagee in fee simple. I The Mortgagor hereby covenants with the Mortgagee, that he is seized of said land in fee simple or such other estate, if any, as is stated herein; and that said Mortgagor does hereby fully warrant the title to said land, and every part thereof, and will defend the same against the lawful claims of all persons whomsoever. I PROVIDED ALWAYS, that if the Mortgagor should pay to the Mortgagee that certain promissory note of even date herewith, made by the Mortgagor and payable to the order of the Mortgagee in the principal sum of Forty-four thousand five hundred E No/lOmollars, payable iri-monthly install- # E ° menu to principal and interest of E 492.62 starting on the 1st day of June 19 80 ,and if not sooner paid the final payment being due on the 1st ~Y of May , 2010 s , or any extensions or renewals thereof and shall fully pay all other indebtedness or liability that may become due and owing hereunder and secured hereby, and shall faithfully and promptly comply with and perform each and every other covenant and provision herein on the part of the Mortgagor to be complied with and performed, and every other covenant and provision as contained in that blank or master form of mortgage, which is incorporated herein by reference as if set out herein in full, then these presents shall be void and released at the expense of the Mortgagor, otherwise to remain in full force and effect.
