WITNESSETH. That for divers good and valuable considerations, and also in coadderat~n of tbe aggregate sum of money named
in the promissory note ~ even date herewith, hereinafter described, the Mortgagor does grant, bargain. sell, alien, remise, release. convey.
and confirm unto the Mortgagee, in fee simple, the following described real estate, of which the Mortgagor is now seized and possessed,

Unit 1404, in OCEANA OCEANFRONT CONDOMINIUM II, according to the
Declaration of Condominium of Oceans Oceanfront Condominium
II, recorded in Official Record Book-327; Pages 1684 et seq.,
Public-Records of St. Lucie County, Florida (the "Declaration of
Condominium"), together with an undivided share in the Common
Elements appurtenant to .such Unit and all other appurtenances
to such Unit as set forth in the Declaration of Condominium.

s gagee may hereafter, at its option, at anytime within twenty (20) Years from the date hereof and before fuD payment of this mortgage
and notes secured hereby, make further advances to the Mortgagor and any such further advances, with interest, shall be secured by this
} nortgage and shall be et~denced by an additional note then unpaid, sad the total amount of indebtedness that may be secured by this mort-
gage may decrease or increase from time to time, but the total unpaid balance so secured at any one tune shall not exceed the maximum
