prior to entry of a judgment enfoning this Mortpge if: (a) Borrower pays Lender all sums which would be then due under
this A?[ortpge, the Note and notes securing Future Advances, if any, had rro aocekratioa occurred; (b) Borrower cures - ~
all breaches of any other ooveaatrts or agreements of Borrower contained is this Mortpge; (c) Borrower pays all reasonable
expenses iacurmd by Lender in enforcing the covenants and ajreernents of Borrower contained in this Morigage and in
enforcing Leader's remedies as provided is paragraph 18 hereof, including. but act limited to. reasonable attorney i fees; and
(d) Borrower takes such action as Lender may reasonably require to a:wre that the lien of this Mortpge, Lender's interest
in the Property sad Borrower's obliptioa to pay the sum: secured by this Mortgage shall oontiaue unimpaired. Upon such
payment and cure by Borrower, this MortpBe and the obGptions secured hereby shall remain is full fora sad etiect as if
ao aotxleratioa had occurred.

Lender the rents of the Property, provided that Borrower shall. prior to socekration under paragraph 18 hereof or aburdon-
meat of the Property. have tba right to collect and retain such rents es they become due and payabk.
Upon aooderatioo under paragraph 18 hereof or abandonmart of the Property, Lender shall -be entitled to have a
receiver appointed by a court to eater upon. take possession of and manage the Property and to collect the rents of the '
Property, including those past due. All rents collected by the receiver shall be applied Srst to payment of the costs of
management of the Property sad coUoctiar of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds sad reasoaabk attorney's fees, and then to the sums secured by this Mortgage. 'ILe receiver shall be liable to account
only for those rests actually received.
21. FLtase Aivaaees. Upon request by Borrower, Lender, at Lender's option within twenty yeah from the date of this
Mortgage, may make Future Advances to Borrower. Slrch Future Advances, with interest thereon, shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes are :sewed hereby. At no time shall the principal
amount of the iadebtedaess-secured by this Mortgage, not including sums advanced in aooordaaoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USt
YL Releaes. Upon payment of all sums secured by this Mortgsge, Leader shall please this~Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. AtEortaeys Fees. As used is this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any.
