priof to entry of a judgment enforcitg this Mortgage if: (a) Borrower pays Lender all sum: which would be then due under
this Mortgage, the Note and notes securing Future Advances, i[ any, had no acceleration occurred; (b) Borrower curet
all breaches of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reawnabi -
expensas incurred by Leader is enforcing the eovenagta and agreettlentt of Borrower contained in this Mortpge and is
enforcing I,ader's ratrediet as provided in paragraph 18 hereof. including. but not limited to, rcasonabb attorney`s fee:; and
(d) Borrower takes web action as Lender may reasonably require to assure that the lies of this Mortgage, Lender's interest
in the Property and Borrower's obligation to pay the sums secured by tha Mortpge shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obliptiom secured hereby :ball remain in full force and e$eM as if
no aecekatioa had occurred. -
2B. Assiptsiestt of ResrtsT Appoiatmnt of Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the rents. of the Property, provided that Borrower shall. prior to aocekrataa under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ratder ahap be en6tkd to have a
receiver appointed by a court to rnter upon. take pnasession of and manage the Property and to collect the rents of the r
Property, including those past due. All rents collected by the receiver shalt be applied first to payment of the coats of
manapment of the Property and collection of r+cnts, including, but not limited to, receiver's fees. premiums on receiver's
bonds and reasonable attorney's fees, and theA to the sums secured by tha Mortgage. 'Ibe rooeiver shall be liable to aooonnt
only for those rents actually received. -
21. Ftittrre Advas~~es. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such.Future Advances, with interest thereon, shall be secured by this
Mortpp when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the iadebtednea securod by this Mortgage, not including sums advanced in aceordanoe herewith to protect the
security of this Mortpge, exceed the original amount of the Note plus USSr:~~r-ri-rr.:-------r.---. -
22. Reieasa ~Upgn payment of all sums secured by tha Mortgage,. Lender shall release this~Matgap without charge
to Borrower. Borrower shall pay all costs of recordatign. if any.
23. Attorney's Bees. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
