15. This mortgage also secures any and all renewals and extensions of the promissory note re[erred to herein and

16. It all or any part o[ the property or an interest therein is sold of transferred by Mortgagor, excluding (a) the
creation of a lien or encumbrance subordinate to this mortgage or (b) the creation of a purchase money security inter- - ~
eat for household appliances. then, in that event, the then outstanding principal balance of the note secured by this
mortgage, together with accrued interest, costa and future advances, it any, shall immediately be due and payable. Any -
such transfer or conveyance made without satisfaction of this mortgage shall constitute a default under the note and ;
mortgage securing same. ,
1T. It Mortgagee deems itsal[ insecure, or upon the happening of any of the following events, each of which shall
rnnstitute a default he~'eunder, all liabilities of each Mortgagor to Mortgagee shall thereupon or thereafter, at the option
of Mortgagee, without notice or demand, become due and payable: la) the death of any Mortgagor Iwhich term shall
mean and include each Mortgagor, co-maker, endorser, surety and guarantor of this mortgage); lb) the filing of any r
petition under the Brankruptcy Act, or any similar federal or state statute, by or against any Mortgagor; (c) an appli-
cation for the appointment of a receiver for, the making of a general assignment for the beneSt of creditors by, or the
insolvency of any Mortgagor: (d) the entry of a judgment against any Mortgagor; le) the issuing o[ any attachment or
garnishment against any property of any Mortgagor; If) the taking of possession of any substantial part of the property '
of an Mo or at the instance of an
Y gag y governmental authority; (g) the dissolution, incompetency, merger, consolida- ;
lion, or reorganisation of any Mortgagor.

18. This Mortgage Deed and the note it secures shall be rnnatrued only under the (aws•of the State o[ Florida. i
PROVIDED ALWAYS, and this mortgage is on the a:press condition, that it the Mortgagor shall well and truly
pay unto the Mortgagee the said sum of money mentioned in said promissory note referred to herein and secured hereby -
and any renewals or extensions thereof, any [urther advances and any other indebtedness4 referred to herein, in what-
ever form, and the interest thereon as it shall become due, according to the true intent and meaning thereof, together
wiW all casts, charges and expenses, including a reasonable attorney a fee, which the Mortgagee may incur or be put to
in collecting the same by foreclosure or otherwise, or in protecting the security of the Mortgagee, whether by suit or
otherwise and shall well and truly keep, observe, perform, comply .with and abide by each and every the stipulations,
agreements, conditions and rnvenanta of said promissory note and this mortgage as and when required thereby then this
mortgage and the estate hereby created shall cease and be null and void, otherwise the same shall remain of binding {
force and effect. -
