as a waiver of his right to exercise such option or to accelerate
the maturity of the debt hereby secured by reason of any past,
present or future default on the part of the Mor~-gagor; and, in
like manner, that procurement of insurance or the payment of taxes
or other liens or charges by Mortgagee shall not bE~ taken or
construed as a waiver of his right to accelerate to maturity
the debt hereby secured.
9. It is agreed and understood that a default by the
Mortgagor for a period of more than TEN (10) days from the due
date of any installment under the terms of the prior existing
mortgage given to Elizabeth M. Johnstone and Dorothy See Mayer,
and recorded in O.R. Book 282, beginning on Page 1721, of the
Public Records of St. Lucie ~imty, Florida, shall constitute a
default under the terms of this mortgage, and in such event, the
Mortgagee may at his option, accelerate the payment of the debt
hereby secured. In addition, no advancements or future advancements
may be accepted by the Mortgagor under any superior lien or mortgage
without the written consent of the Mortgagee under this mortgage.
10. It is agreed and understood by the Mortgagor, that any
installments to be paid under the first mortgage as recorded in
O.R. Book 282, beginning on Page 1721, of the Public Records. of
St. Lucie County, Florida, shall be-made payable to Larry M. Stewart,

of this Mortgage Rider.
11. Any agreement hereafter made by Mortgagor or
Mortgagee pursuant to this mortgage, shall be superior to the
rights of the holder of any intervening lien or encumbrance.
a 12. Mortgagor hereby waives all right of homestead
exemption in the property subject to this mortgage.
13. The covenants and agreements herein contained shall
bind and the benefits and advantages shall inure to the respective
~ heirs, executors, administrators, successors and assigns of
the parties hereto. Whenever used, the singular number shall

include the plural, and the plural to singular, and the use
of any gender shall be applicable to all genders. All covenants,
agreements and undertakings shall be joint and several.
