Purchaser, by acceptance and execution of this Receipt, acknowledges j
that this purchase of a condominium _tniit at OCEAN VILI.ACG OF HUfgIINSON ISLAND• ~
is subject in every respect to the Declaration of Co~ldominium as to the condominium I
in which his unit is located and Exl~.ihits attached thereto, including but not
limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association Articles of Incorporation, the Riles and
Regulations, copy of-projected operating budget, .copy of sales brochure and floor
plan of apartment purchased by Purchaser, and all Amendments to tl~e aforesaid 1)e-.
claration and Exhibits and the Articles of Incorporation, By-taws and Declaration
of Covenants and Restrictions of the,Property Owner's Association; and Purchaser
further acknowledges receipt of and reading acid examination of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and aclo~owledges that each and
every provision of the foregoing is essential to the sucessful operation au~d m~viage-
ment of the Condominium property and is in the best interests and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the aforedescribed
Condominium covenant acid agree to abide by each and every provision of said Declar-
ation of Condominium and Exhibits attached thereto. Purchaser hereby ratifies and
confirms and approves all of the terms aid provisions of said Dkclaration of Condo-
minium and Exhibits attached thereto, and agrees that the assessment under the t
Property Owners' Association documents referred to above and tiie provisions thereof {
• are resonable, fair and equitable, and said Purchaser acknowledges and confirms ~
that the Declaration of Covenants and Restrictions of tl~e Property O~~~ners' Association
has encumbered and impressed a lien upon the Condominitnn parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of the Property Owners' Association and said P~irchaser ass~anes the
obligations as to the Property Owners' Association as to his condomini~un parcel.
Purchaser confirms that all warranties, representations and inducements, if any, are •
as contained in the aforesaid Declaration of Condominium and Exhibits attached there-
to, and the common expenses. and the scans due under the Property Owner's Association
and other charges arc estimated only. No warranty or-guaranty is made or intended
nor may one be relied except where the same is specifically warranted or guaranteed
in said Declaration of Condominium and tiie Exhibits attached thereto.
