the Second Part do hereby agree to assume the following:

a Florida non-profit corporation, the provisions of which documents
iun with the land. 'The Grantee(s) assumes the obligations of a
member of said Property Owner's Association.

'The benefits and obligations hereunder shall inure to and be binding upon tiie
heirs, executors, administrators, successors and assigns of the respective parties
hereto. The Grantor does hereby fully warrant the title to all the premises hereby

g conveyed against all and every person(s) whomsoever, lawfully claiming by, through
or under the Grantor herein; and will defend the same against the lawful claims of
such persons claiming by, through or under the said Grantor,- as well as the lawful
