placed wi said land and the fixtures attached thereto, and all rents, issues,
proceeds and profits acciving and to active front said premises, all of which
are included within the foregoing description and the habendtmt thereof; also
all gas, steam, electric, water and other heating, cooking, refrigerating,
lighting, plumbing, ventilating, irrigating,_and power systems, machines,
appliances, fixtures and appurtenances, which now axe or may hereafter
pertain to or be used with, in, or on said premises, even though they be
detached or detachable.
'PO HAVE AND 'PO HOLD the same, together with the tenements, here-
ditaments and appurtenances, unto the Mortgagee in fee simple.
AND 'fHE Mortgagor does hereby covenant with the Mortgagee that
it is indefeasibly seized. of said land in fee simple; that it has full power
and lawful right to convey said land in fee simple as aforesaid; that it
shall be lawful for the Mortgagor at all times peaceably and quietly to
enter upon, hold, occupy and enjoy said land; that said land is free from all
enc~unbrances; that it will make such further assurances to perfect the fee
simple title to said land in the Mortgagee as may reasonably be required;
and that it does hereby fully warrant the title to said land and will defend
the same against the lawful claims of all persons whomsoever.
` PROVIDID ALWAYS, that if the Mortgagor shall pay unto the
Mortgagee the certain pranissory dote of which the following in words and
figures, is a true copy, to-wit:
