GONZALEZ and KATHRYN A. BASILE, joint tenants with right ~ of survivorship, parties of the second part. WITNESSETH, that if-the said parties of the second part shall first make the payments and perform the covenants hereinafter mentioned on their part to be made and performed, the said party of the first part hereby covenants and agrees to convey and assure to the said parties of the second part, in fee simple, clear of all encumbrances whatever,. by a good and sufficient warranty deed, the following described land, situate and being in the County ,of St.Lucie, State of Florida, to-wit: F A tract of land lying in the Southwest 1/4 of the Southeast 1/4 of Section 13, Township 35 South,Range 38 East, St.Lucie County,Florida, more particularly ~ ~ ~ G ~ described as follows:- Commencing at the Northeast corner of the Southwest - ~ 1/4 of the Southeast 1/4 of Section 13, Township 35 ,;;;T,~ South, Range 38 East, said point lying on the center =~~y~-' line of Trowbridge Road and being further identified as lying 25 feet Easterly of a light wood post bearing ~ 1~~~~~ North 89 degrees, 23 minutes, 04 seconds West,(Trowbridge Road is assumed to bear North); thence run South along .:rt s ' the center line of Trowbridge Road a distance of 63.51 '"••w:_~~~- feet to a point; thence run West a distance of 30 ~ ~ - feet to a pint on the West- right-of-way line of ~ r.r ° P Trowbridge Road, said point being the Point of Beginning. t ° 3~;; From the point of beginning, run South along said ~ :r right-of-way line of Trowbridge Road, a distance of ~ ° 159.0 feet to a point; thence run West a distance of w 608.93 feet to a point; thence run North a distance of 159.0 feet to a point; thence run East 608.93 feet to the Point of Beginning. I f j and the said parties of the second party hereby covenant and agree to pay the said party of the first part the sum of FIFTEEN THOUSAND AND NO/100 ($15,000.00) DOLLARS payable as follows: (A) $8,500.00 cash plus an automobile worth $1,500.00, the receipt of both is hereby acknowledged by the party of the first part; ~ (B) $5,000.00 together with interest from this date at the rate of 8.75 percent per annum, said principal and interest being payable in monthly payments of $127.41 ,commencing May 1, 1980 and continuing through February 1, 1984 at which time the entire principal balance will have been paid in full. Prepayment in part or in whole is granted without penalty at any time.
