prior to emery of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note and note sexuring Future Advances, if any, had rw acceleration oceurreed; (b) Borrower cura
all breacltex of say other oovertants or agreements of Borrower contained in this Mortgages; (c) Borrower pay: all reasortabk
expeenses iacurred by Linder in eaforr~ng the ooveaagta and agroements of Borrower coatainesd in this Mortgages and in
enforcing Lender's r~arteedies as perovidesd in paragraph 18 hereof, including, but not limitesd to. reeasonabk attorney's iesea; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgages, lenders interest
in the Propesety and Borrower: obligation to pay the sums sexured by this Mortgage shall continue unimpaired. Upon such
payment and cures by Boe7owe;r, this Mortgagee and the obligations secured hereby shall remain in fuU fora and e$esct ss it
no aexebratioa bad occurred.

Lender the rents of the Property. provided that Borrower shall, prior to aaoeleration under paragraph• 18 bettof or abandon
inert of the Property, have the right to collect and retain such rents as they booorne due and payable:.
Upon acccletsttion under peragaph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to .enter upon, take; possession of and manage the: Property and to collect the rents of the
Property, including thoete pest due. All rents collected by the receiver shall be applied tirq to paymextt of the casts of
managemwt o[ the Property sad oolkction of ants, including, but not limited to, rexeiver's fexs. premiums on receeiver's
bonds and rrbk attorney's fexs. and then to the sums secured by this Mortgage. 'Ibe receiver shall be tiabk to account
only foe those rents actually received. '
21. Ilhrte#re Aelrae;ieen. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make; Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordanoe herrwith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS
Z2. Rdeana Upgn payment of all sums secured by this Mortgage, Lender shall please this Mortgage without chargee
to Borrower. Borrower shall pay aU costs of recordation. if any.
23. Attoresey's Fexs. As Used in this Mortgage and in the Note, "attorney's feex" shall include attorney`s fees, if any,
which may be awarded by an appellate court.
