21. Aasipatastt of ResstR A}poiatareat of ReceWer. As additional security hereunder, Borrower hereby assigns to
Lender the Holt of the Property, provided that Borrower shall, prior to tocekration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect sad retain such rents as they become duce and payable. -
Upon ac~aleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those pau due. All rents collected by the receiver shall be applied Rnt to payment of the coats of
management of the Property sad ooltection of rents, including. but not limited to, receiver's fees, premiums on receiver's
bonds sad reasonable attorney's feca, and they to the sums secured by this Mottpge. 'IUe receiver shall be liable to account
only for those reab actually Waived.
21. Fyts~re Advasrcea. Upon request by Borrower. Lender, at Lender's option within twenty years from the date of thh
Mortgage, may make FutuW Advances to Borrower. Sl~ch Future Advances, with interest thereon, shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedaeu secured by this Mortgage, not including. sums advanced in accordance herewith to protect the ?
security of this Mortgage, exceed the original amount of the Note plus USS
Y1. Release. Upon payment of all sums secured by this Mortgage. Leader shall release this Mortgage without. charge
to Borrower. Borrower shall pay all costs of recordation, if any.
Z3. Attorsey'a Fees. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
