INSTALLMENT SALE CONTRACT
THIS CONTRACT is entered into this~~day of
April, 1980, by and between STEVE COGGINS O'BRIEN, of New York

City, New York, hereinafter referred to as "Seller", and HAROLD
BEST, of Ontario, Canada hereinafter referred to as "Buyer".
WHEREAS, the Seller is the owner of certain real
property situate in the City of Port St. Lucie, St. Lucie County,
Florida, and known as: Lot 14, Block I00, of SOUTH PORT ST.
LUCIE, UNIT 5, a Subdivision according to the Plat thereof as ~ .
recorded in Plat Book 14, Page 12, of the Public Records of, St.
. Lucie County, Florida, and having erected thereon a dwelling ,

WHEREAS, Seller desires to sell and Buyer desires

to purchase the aforesaid property for the purchase price and on
i the terms and conditions hereinafter set forth.
a ~ NOW THEREFORE WITNESSETH:
• I IN CONSIDERATION of the reciprocal promises and in

I furtherance of their objective, Seller agrees to sell and Buyer

agrees to purchase from the Seller the aforesaid property,
including all rights and appurtenances incident thereto, subject
only to the matters as hereinafter set forth, the parties agree
as follows:
1. The entire purchase price for the property is
the sum of FORTY ONE THOUSAND AND NO/100 ($41,000.00) DOLLARS.
2. The sum of TWO THOUSAND NINE HUNDRED FIVE AND s'
NO/100 ($2,905.00) DOLLARS has been=paad as a down payment by the
Buyer to the Seller prior to or simultaneously with the execution
of this Agreement, .the receipt of which is hereby acknowledged by
the Seller. This sum is being held by FLORIDA HOME FINDERS,
INC., as Escrow Agent.

3. The balance of the purchase price in the sum

of THIRTY EIGHT THOUSAND NINETY FIVE AND NO/100 ($38,095.00)
DOLLARS shall be paid in the following manner:
A. The said balance of THIRTY EIGHT THOUSAND
