15. The Seller expressly agrees that he will not
transfer, assign or otherwise convey the real property described
in this Installment Sale Contract to any third party and will
-indemnify Buyer from any and all damages incurred by Buyer for ~
. violation of this provision. In addition, the Seller will in no
manner cause any clouds of title to be placed upon the above
described real property subsequent to the execution of this `
Installment Sale Contract, including but not limited to any
mortgages, liens,~judgments or other encumbrances. If it is
ascertained that any clouds of title have occurred, the Seller
i
agrees to indemnify and hold harmless the Buyer from any and all j,
damages, attorneys fees, including attorneys fees on appeal, and f
court costs incurred by Buyer for violation of these provisions.
16. Seller shall execute a Warranty Deed for the
conveyance of the property herein mentioned and deposit the same
with HAROLD H. GOLDMAN, ESQUIRE as escrow agent for the same who
shall hold and retain the same until this Contract is completed.
Upon payment of all monies due hereunder the said escrow agent
shall deliver the same to the Buyer or his nominees who. shall be
' responsible-for all recording fees and documentary stamps t
required for the recording of the same. ~ •
IN WITNESS WHEREOF, the parties herein have set
their hands and seals on the respective dates as indicated on the
signature pages attached hereto. ~
