THIS WARRANTY DEED made and executed the ~ ~_s~__day of MME 1980,
by SAND DOLLAR VILLAS DEYELOPMENT CORPORATION, a FFTorida corporation, ere na ter
called the Grantor, to:
JOHN CRISTINI and PALMA CRISTINI
whose post office address is: 5652 Whitehaven
'Troy, MI 48084 .
hereinafter called the Grantee.
WITNESSETH ~ _
That the Grantor, for and in consideration of the sum of TEN AND NO/100 DOLLARS
(;10.00) and other good and valuable considerations to it in hand paid by the Grantee,,
the receipt;of w~iich i~_here~lr.aFkn~?ledged, has granted, bargained, and sold to the
Grantee and~~the'Grantee's heirs and assigns forever, the following described real
property ~i'tuate, lying and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 820 -of SAND DOLLAR
VILLAS CONDOMINIUM B, according to the Declarat on ereof, dated
March 12,-1980, and recorded in.Official Records Book 327, Page 2576,
and amendment thereto dated March 12, 1980, and recorded in Official
Records Book 327, Page 2640, all St. Lucie County, Florida, public
records.

TOGETHER with all fixtures and appliances located therein,
TOGETHER with all of its appurtenances according to said Declaration -
of Condominium, including but not limited to an undivided 1/47 share
in the common elements thereof and together with all the tenements,
hereditaments and appurtenances thereto belonging or in anywise
appertaining. ~ -
This conveyance is made sub3ect to the following:
1. Real Estate taxes for the year 198O_and subsequent years, and
applicable zoning regulations and ordinances;
2. All of the tenrs ; provisions , conditions , rights , privileges ,
obligations, easements and liens set forth and contained in
- the Declaration of Condominium and all instruments therein
referred to;

3. All of the covenants, conditions, restrictions and easements of
record, if any, which may now affect the aforedescribed property;

! 4. Perpetual easement for encroachments now existing or hereafter
f existing caused by the settlement of improvements or caused by
~ minor inaccuracies in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lawfully seized
of said land in fee simple; that it has good right and lawful authority to sell and
convey said land; that it hereby fully warrants the title to said land and will defend
E the same against the lawful claims of all persons whomsoever; and that said land is
free of all encumbrances. y _
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its
name by its proper officers thereunto duly authorized, the day and year first above
written.
