CONDOMINIUM SPECIAL WARRANTY DEED .
THIS INDENTURE, made this 10th day of April
1980, between_RADNOR/OCEANA PARTNERSHIP, a partnership formed pursuant
to the laws of the State of Florida (hereinafter referred to as ~ 9`
"Grantor"), and Arnold Newman and Rhoda Newman, his wife,
whose post office address is 1148 East 83rd St., Brooklyn, New York 11236
(hereinafter referred to as "Grantee").
W I T N E S S E T H
That the Grantor, for and in consideration of the sum of
TEN DOLLARS ($10.00) and other good and valuable consideration to
it in hand paid by the Grantee, the receipt of which is hereby
acknowledged, has granted, bargained and sold to the~Grantee,
and the Grantee's heirs and assigns forever, the following described.

to the Declaration of Condominium of Oceans Oceanfront

Grantee, by acceptance hereof, and by agreement with Grantor,
hereby expressly assumes and agrees to be bound by and to comply with
all of the covenants, terms, conditions and provisions set forth and

contained in the Declaration of Condominium, including, but not
limited to, the obligation to make payment of assessments for Common
~ Expenses (as said term is defined in the Florida Condominium Act,
