prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all Burrs; which would be then due under
this Mortgnge, the Note and sofas securing Future Advances, if aay, had ao aooekrstion occurred: (b) Borrowu cons
all bradtes of any othu oovenutts or agreements of Borrower contained is this Mortgage; (c) Borrower pays all reasonable
expenses incstrred by Leader in enforcing the oovenagts sad agreement: of Borrowei contained is this Mortgage and in
enforcing Lender's nrrtodia as provided in parap~aph 18 hereof, including, but not limited to. reasonable attorttey~ fees: and
(d) Borrower takes such sctiaa as Lender may ressonsbiy noquin to assure that the lien of this Mortgsg4, Leader's interest
in the Property and Boirower's obligation to pay the sums secured by this Mortgage shs11 continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage acrd the obligations second hereby ahsfl remain in fuU force sad effect as if

28. Aa~esft of Rewtfi Atpoi~tetad of Receiver. As additional security hereunder, Borrower hereby assigns to
Leader the cents of the Property, provided that Borrower shall, prior to acceleration under puagraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such Hats as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lptder shall be entitled to have a
receiver appointed by a court to enter t:pon, take possession of and manage the Property sad to collect the rents of the
Property, including thane past due. All Hots collected by the receiver shall be applied first to psymatt of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, ptrmiums on receiver's
bonds sad reasoaabk attorney's fees, and that to the sums secured by this Mortgage. The receiver shall be IiaWe to account
only for those carts actually received.
21. FtU~ Aivsncea. Upon request by Borrower, Leader, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with iatertist thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At rte time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in aooor+daaoe herewith to protect the

22. Release. Upoft payment of all sums secured by the Mortgage, Lender shall Meese this Mort~sge without charge

23. Attortsep's Fees: As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foes, if aay,
which may be awarded by an appellate court.
