That the Party of the First Part, for and in consideration of the sum of
Ten Dollars and other good and valuable considerations to them in hand paid by ~
the said Party(s) of the Second Part, the receipt whereof is hereby acknowledged,
has granted, bargained and sold to said Party(s) of the Second Part, heirs and
assigns forever, the following described real property, located and situate in the
County of St. Lucie and State of Florida, as follows:
Condominium Parcel No. 6442 of BL•ACf~ITREE II, a Condominium
according to the Declaration of Condominium thereof, recorded
in Official Records Book 321, Pages 2609 through 2688 of the
Public Records of St. Lucie County, Florida, and as amended in
Official Records Book 325, Page 1487*of the Public Records of
St. Lucie County, Florida.
and further amended in Official Records Book 329, page 258.
This conveyance .is subject to and by accepting this Deed the Party(s) of
the Second Part do hereby agree to assume the following:
- 1. Taxes for the current year and subsequent years.
2. Conditions, restrictions, limitations, reservations, easements and
other matters of record.
3. 'The Declaration of Condominium and Exhibits attached thereto.
~ 4. The Articles of Incorporation, By-Laws and Declaration of Covenants
. and Restrictions of Oe:.ean Village Property Owner's Association, Inc.,
a Florida non-profit corporation, the provisions of which documents
~ run with the land. 'Ihe Grantee(s) assumes the obligations of a
member of said Property Owner's Association..
The benefits and obligations hereunder shall inure to and be binding upon the
heirs, executors, administrators, successors and assigns- of the respective parties
hereto. The Grantor does hereby fully warrant the title to all the premises hereby
' conveyed against all and every person(s) whomsoever, lawfully claiming by, through
or under the Grantor herein; and will defend the same against the lawful claims of ~
