N. KOBLEGARD, III, FRANK H. FEE, III and J. DAVID RICHESON, constituting all of its General Partners, hereinafter called the Grantor, to GERMANY HAMMOCK GROVES. COMPANY, a Florida corporation, whose post office address is P. O. Box 1000, Fort Pierce, F1 33454, hereinafter called the Grantee: (Wherever used herein,-the terms "Grantor" and "Grantee" include all the parties-to this instrument, the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations.) W I T N E S S E T H: - That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the grantee all that certain land situate in St. Lucie County, Florida, viz: The SW 1/4 of the NE 1/4; the NW 1/4 of the SE 1/4; that par-t of the SW 1/4 of the SE 1/4 and of the South 1/2 of the SW 1/4 lying North of the following described line: Begin 30 feet East of the SW corner of Section 32; thence run NE along the centerline of canal to a point 66 feet North of the SE corner of Section 32; and the south 162.70 feet of the North 1/2 of the SW 1/4; all of the above lying and being in Section 32, Township 36 South, -Range 38 East, St. Lucie County, Florida; LESS AND EXCEPT the West 100 feet of the South 1/2 of the SW 1/4; and the West 100 feet of the South 162.70-feet of the .North 1/2 of the SW 1/4 of said Section 32 for county road right of way. ALSO specifically granted hereby is a non-exclusive easement for roads and canals over and upon the lands described, for the purposes provided, and subject to the terms and conditions all as more fully set forth in that certain grant of easement for roads and canals from W. W. Carlton and Annie G. Carlton, his wife, to Leo Groves, Inc. dated January 30, 1962, recorded in O. R. Book 28, pages 633 I - through 639 inclusive of the public records of St. Lucie County, Florida. t. 3 SUBJECT, HOWEVER, to an easement which shall exclusively benefit ~ -and be appurtenant to the following-lands owned by Walter Carlton, to wit: ~ The NW 1/4 of the NE 1/4 of Section 32, Township 36 South, Range 38 East, St. Lucie County, Florida over, upon and through the system of drainage and irrigation ~ ditches constructed, or to be constructed, by Grantee upon the real property conveyed hereby.
