anything herein to the contrary, eac arty Wa 1 described
herein is to be and shall remain a party wall for the perpetual
use and benefit of the respective Owners thereof, their heirs,
successors, assigns and grantees, and the benefits and
obligations of the party wall covenants herein shall be covenants
running with the land and each Parcel herein shall be conveyed i
subject to this condition.
ARTICLE III ~
USE RESTRICTIONS
The real property which is the subject of this Declaration
shall be occupied and used only as follows:

Section 1. Each Parcel with townhouse situated thereon
shall only be used for single-family private residential purposes
and for no other purposes, and no business of .any kind shall be
conducted on any Parcel, provided, however, that the foregoing
shall not be construed as preventing leasing of a Townhouse
to a tenant or tenants for private residential purposes.
Section 2. There shall not be erected, maintained,
operated, carried on, permitted or conducted upon any Parcel
or in any Townhouse any thing or activity which shall be or become
noxious or offensive or an annoyance or nuisance to the Owner or
Owners of other Parcels. -
Section 3. No animals, livestock, birds, poultry or fowl.
of any kind shall be raised, bred or kept on any Parcel or
in any Townhouse. However, dogs, cats, birds, fish and other
animals commonly defined to be household pets, may be kept on
Parcels and in Townhouses provided they shall not create or
become a nuisance and provided further that they are not
kept, bred or maintained for commercial purposes. f
Section 4. No outbuilding, basement, tents, shack,
garage, trailer, shed or accessory or temporary building of
any kind shall be permitted unless approved in writing by ~
~i all of the Owners.

I Section 5. Nothing shall be altered in, constructed on,
or removed from the areas over which Easements for parking and
ingress and egress have previously been declared or are ;
I otherwise in existence.
Section 6. No outdoor clothes drying shall be allowed.
Section 7. One television antenna may be erected
and maintained on each Townhouse, however, the same must be
of reasonable size and dimensions and must be maintained by
the Owner. No short wave or citizens band radio antennas
or any other kind of antennas whatsoever may be erected or
maintained on or in the Parcels or Townhouses.
Section 8. No rubbish, trash, garbage or other
waste material shall be kept or permitted to accumulate on
any Parcel, except in sanitary containers used by a garbage disposal
company to pick up same. For so long as any garbage disposal
~ company refuses to make trash pick up at individual Townhouses,
but requires the use of group containers, each Owner shall
~ contribute equally with the other Owners and those other persons
' owning property located in Block I, Coral Cove Beach Subdivision
Section One, as per plat thereof filed at Plat Book 11, Page 303,
Public Records of St. Lucie County, Florida.
