In consideration~of the aforesaid extension, it is . agreed that the Mortgagors will, simultaneously with the execution of this Agreement, pay to the MortgagEe (a) the sum of Three Thousand t Two Hundred Fifty (3,250.00) Dollars, representing interest due under the aforesaid Promissory Note from August 27, 1979 to February 27, 1980; and (b) the further-sum of Ten Thousand Seven Hundred Fifty (10,750.00) Dollars, representing prepaid interest for the extended term of the Note in question. 3. The parties hereto do hereby agree that the terms of i the Promissory Note secured by the said Mortgage, be, and are hereby, modified to provide for an increase of the rate of interest commensu- rate with the prepayment of interest provided for in paragraph 2 here- inabove. 4. In. all other respects, the parties hereto do hereby ratify and confirm each and every provision set forth in said Promissory Note and Mortgage which have not hereby been specifically modified.
