ASSIGNMENT OF LEASE AGREEMENT

. FOR VALUE RECEIVED, Bear's Nest, a New Jersey
Corporation, qualified to do business in the State of
Florida as Bear's Nest, Inc., the Lessee under a Lease
Agreement dated October 25, 1972, wherein Lucille V. Costa
is Lessor, with respect to the following described real
property situated in St. Lucie County, Florida, to wit:
The South 500 feet of CORAL COVE BEACH, SECTION
ONE, lying Easterly of the East right of-way
line of State Road A-1-A, said South 500 feet
being also described as Tracts C, D, E, F and
the South 1/2 of G, CORAL COVE BEACH, SECTION
ONE, as per plat thereof as recorded in Plat
Book 11, Pages 30A and 30B, of the Public Records
of St. Lucie Gpunty, Florida.
hereby assigns, tranfers, quit claims and conveys unto
Triple T Inns of Ft. Pierce, Inc., a Florida Corporation,
(Triple T) all of the Bear's Nest right, title and interest
in~and to the said Lease Agreement, together with any and .
all improvements situated on the above-described real property.
It is expressly agreed.that by acceptance of this Assignment,
Triple T shall assume and indemnify Bear's Nest with respect
. to any and all liability under the covenants of the said

Lease and Bear's Nest shall be released and relieved from
~ any such liability; and Triple T further hereby assumes,

agrees to pay and indemnifies Bear's Nest and Lessor, as to
that certain mortgage lien on the above-described real
property and obligations secured thereby, in favor of Liberty
Life Insurance Company. Bear's Nest hereby warrants unto
Triple T that it has not previously assigned or subleased
its rights under said Lease, that it has not encumbered its
leasehold interest except to Liberty Life Insurance Company
as set forth previously herein, that said Lease is not in
default and that there are currently no existing conditions
