In addition to the annual rent due hereunder,
Lessee shall also be responsible for the payment of any v
sales or use tax imposed on this Lease by Federal; State or
Local Governments.
The rent payable hereunder shall also be subject
to further adjustment in the event the Lessee adds any
additional guest rooms to the existing motel on the leased
premises, which now has 150 guest rooms. Such further
adjustment shall be on the following basis:
In the event the new guest rooms are added within
ten (10) years from the date hereof, then the amount of
rental due hereunder shall be increased by the sum of $650.00
per year for each guest room added and such rental for the
additional rooms shall not be subject to further adjustment
as set forth previously herein during the remainder of the
ten year period from the date hereof, but thereafter shall ~

be subject to adjustment in accordance with the five (5)

In the event the new guest rooms are added after

ff ten (10) years from the date hereof, then the amount of

rental due hereunder shall be increased in accordance to the
proportion which the number of guest rooms to be added bear
to the then existing number of guest rooms and thereafter

~ shall be subject to adjustment in accordance with and at the
same time as, the-five (5) year formula previously set forth
herein.
For the purpose of calculating the exact date on
which the new guest rooms are added or the additional rent
due for such guest rooms begins to accrue, unless the parties
mutually agree otherwise in writing, it shall be as of the
date the Certificate of Occupancy is issued by the Building
and Zoning Department, of St. Lucie County, Florida, or its-
successor regulatory body.
