V USE OF PREMISES The premises herein leased shall be used exclusive ly for the operation of a Holiday Inn Motel or a Ramada Inn Motel and no other Motel shall be permitted on the premises without Lessee's written consent ,and approval, which will not be unreasonably withheld. The operation of the Motel will include the right to own and operate related commercial - enterprises on the premises, subject to applicable zoning laws and other rules and regulations adopted by appropriate ~ governmental bodies or agencies. It is understood that the Lessee will receive the right to have unobstructed view and use of the waterfront ~ property upon which the premises borders (subject to the = 1 rights of the public and all federal and state governmental agencies) and that there are no building restrictions at i the time of the execution of this Lease which would limit the use of the premises for a Holiday Inn or Ramada Inn motel i and that at the execution of .this Agreement the property is zoned R-4 which allows for the operation of the motel-. ~ ~ VI f SURRENDER OF PREMISES ~ At the expiration, or sooner termination of this Lease, Lessee shall peaceably and quietly quit and surrender the leased premises, including all improvements, erections, additions and fixtures made or placed upon same, to the Lessor in good order, condition and repair, subject only to the other provisions of this Lease Agreement. Provided Lessee is not in default under the terms of this Lease Agreement, all personal property of the Lessee on and about the leased .premises, not affixed or"attached thereto, may be removed from the leased premises by Lessee at the expiration of this Lease. Lessee shall be responsible for any damage to the leased premises and improvements thereto, resulting or occurring stn connection with the removal o~ Lessee's personal property. _4_ g~331 PacE T57
