MAINTENANCE OF BUILDINGS
Lessee will b~ responsible for the care, repair and
maintenance of the buildings situated on the premises, as
well as maintenance, repair and care of the related con-
nected businesses, operated by Lessee on the premises.
Lessee covenants that it will maintain the property in a
reasonable state of repair during the term of this Lease,
based upon the standards promulgated by any franchisor. under

which said Motel is operated and in accordance with all
local, state and federal ordinances, regulations and statutes.

DESTRUCTION OF BUILDINGS
1. Should the buildings on the premises be partially
or totally destroyed by fire or any other casualty during
the term of this Lease, Lessee shall, as far as practicable,
rebuild the buildings to their condition prior to the destruction.
In case the buildings or any part thereof shall be destroyed
or so damaged by fire or other unavoidable casualty so as to
be unfit for complete occupancy and use, only a just and t

proportional part of the rents hereby reserved shall be paid I

by Lessee until the buildings have been rebuilt or restored

by Lessee for complete occupancy and use by Lessee, when the
i
' full rent provided herein shall resume. In case the buildings
shall be destroyed or damaged by fire or other casualty so
that seventy-five percent (7570) of said buildings shall be ,
unfit for occupancy and use then, in that event, Lessee will
be allowed ninety (90) days within which to decide whether
it will rebuild the buildings to their condition prior to
the destruction or will terminate the Lease; in case the
buildings are so destroyed that seventy-five percent (7570)
of the building is unfit for occupancy and use, then Lessee

shall not be liable for payment of rent until the buildings
shall be restored to usable condition; further, in the event
Lessee decides not to rebuild the buildings then upon written
notice to Lessor, as provided herein, the Lease shall be
terminated and shall be of no further force or effect and
