TITLE
Lessor covenants that .it is the_fee simple owner
of the property being leased hereunder, subject to the leasehold
interest in favor of Lessee hereunder and a mort-gage lien
in favor of Liberty Life Insurance Company. -
XIX
FORCE MAJEURE
Failure of Lessee to do, perform or carry out. any
act, obligation or requirement imposed by it by this lease '
as-a result of strikes, Act of God or any other cause beyond
Lessor's control shall not constitute default under the
terms of this lease nor shall the-same constitute failure
to perform the covenants or conditions contained herein,
unless Lessee shall fail to take such measures as may be
reasonable in the circumstances to overcome the difficulty
so caused; provided, however, that nothing herein contained
shall eliminate Lessee's liability to commence paying rent
under this lease as of the date of this agreement.

~ NOTICES

Whenever notice is required to be given to either
party to this lease agreement, it shall be given either
by delivering same personally to Lessor or delivering same
personally to a corporate officer of Lessee, or by mailing
said notice at such place or places as from time to time
are designated by the parties, by certified mail, return
receipt requested. Until changed in writing, notices to
Lessor shall be addressed:
